Company went through major systemic changes in 2015. The part time folks who do the actual work (Service Valets) were no longer allowed to be 1099 employees as Service Valets were converted to W2 employees. Employee compensation dropped dramatically for same work performed. The collection piece of this is very dirty, sometimes dangerous (needle sticks, broken glass, etc) and disgusting (collecting dog 20+ pounds of dog waste at dog collection stations in addition to handling thousands of bags of trash). Decreasing pay per employee and per property means that the District Manager's are constantly having to hire and rehire part time employees. Since most DM's manage 15-20 properties when folks call out or quit you have to find coverage. Driving in excess of 30,000 miles per year between properties is normal, one DM I know did over 50,000 miles in one year! When these Service Valets quit/call out/or are new or not happy with job this means you are dealing with angry tenants and angry property managers. Your day will start by 9am and it is very common not to finish until 1am or later. Try doing that week in and week out. EVERY DM eventually has to haul/throw trash....up/down hundreds of flights of stairs in ice/snow/rain/heat.....I have spoken with dozens of DM's from all over the country, not one has ever said they like the job as it stands now. Average DM lasts less than one year! Average Service Valet less than six months.
