It is important to give credit to this VP. She was an amazing property manager over 10 assets but was unable to develop her teams beyond her direct oversight and control. Leadership is defined by how well you evaluate, train, develop, and grow your teams. This VP served PEM very well during a time when we were growing and 1031 exchanging our portfolio from Class B/C assets to Class A. Challenges arose when we started to hire high quality Community Managers with Class A experience, which challenged her ability to control everything. Being a geographically dispersed company, PEM requires strong leaders at each asset to operate its communities, without the need for RM’s and VP’s to fly in to oversee every challenge that exists. We look for leaders that hire well, look ahead to prevent challenges, and support growth. We try to avoid hiring fire fighters, that poorly lead day-to-day, but want to show up to fix preventable fires. After 31 years of successful growth, from a duplex in Detroit to over 25,000 apartments in 14 different states, PEM has had to adapt over the years. Strong leadership is not an option when so many families count on us for the safety and care of their homes.
