      Flawed and Directionless

      Pros

      The company develops impressive communities in large markets. There are also many strong employees in key areas, but their contributions are often marred and go unrecognized due to poor management structure and a dog-eat-dog culture.

      Cons

      Carmel's structure changes every year. Each fund usually cancels past efforts in order to concentrate on initiatives that are unthoroughly planned, poorly communicated and usually a troublesome idea. Carmel was once a company with a strong Residential Management Department, but after lacking experienced leadership, this once-great department is being outsourced, causing further turmoil in what was previously a great company. This all boils down to what is felt as shaky foundation for a company that was once a great place to work for.

We work to ensure all associates know how much their contributions are valued and that their hard work is truly appreciated. As you mentioned, Carmel seems to be in a state of constant change which is not unique to the real estate industry. We are in the midst of some of the biggest change we have seen in a while and with it, smooth processes can get shaken up. If you are comfortable discussing further or have specific suggestions, please reach out to your former HR representative as we are always looking for ways we can improve.

      Negative reviews are sad but true.

      Pros

      New and renovated communities are really nice and well appointed. Lots of attention to detail and residents are willing to pay more for these nice units. In each of the departments there are great managers and employees. The best departments are training, marketing and IT. They seem to be the heart of the company and help to keep onsite staff motivated better than Sr. Management. Regarding the review about harassment below. I am not doubting it but wanted to mention that all of my experiences with HR in SF and Denver has been 100% positive. The HR team is supportive and do what they can to help.

      Cons

      The COO in SF has created a negative work environment that encourages back stabbing and exclusion. Sr. Management in Denver has no clue what is going on and spends most of their time bad mouthing Sr. Management in SF. The NVP in Denver is in the middle of all gossip and offers no help or support for the onsite teams. The onsite teams dread her visit because of the negativity and gossip. Everyone in the company can feel the tension between the two offices.

      Carmel Partners does not treat its employees well.

      Pros

      Relatively large multifamily owner and manager. Presence on east and west coasts.

      Cons

      This company is all about filling an immediate need no matter how temporary. They will lure you away from your current opportunity with a higher salary. Then as soon as market conditions shift they quickly sell of large portfolios and leave you without a job. They have a core group of individuals who have been there a long time but most of the staff is disposable and changes frequently.

      We appreciate you taking the time to express your concerns. The property management industry is unique in that long term investments are uncommon. As a result, we work to ensure all of our associates are made aware of our business model which involves cycles of acquisitions and dispositions. Transparency is important at Carmel and we do our best to keep teams informed of upcoming plans on current assets as early as possible. We always look for the opportunities to retain our associates after a property sale closes, but unfortunately it is not always feasible.
