Cons

• Leadership culture feels toxic and discouraging — progress is rarely acknowledged, and communication is often negative or condescending. • High turnover due to lack of appreciation, unclear direction, and poor morale. • No work-from-home flexibility, yet there’s an ongoing expectation to handle tasks from home after hours. • Leaders delegate responsibilities but rarely provide hands-on support or solutions. • No dedicated facilities regional, leaving on-site teams to manage complex capital projects without proper experience or assistance. • Employees were asked to post positive reviews after a company outing to counteract negative feedback. • Regional leaders often shift blame to site-level employees rather than taking accountability or offering meaningful guidance. • Marketing department is disconnected from on-site needs, focusing more on company image and internal celebrations than actual property results. • Very little recognition or acknowledgment for on-site staff efforts or milestones. • Company strategy feels outdated, reactive, and disconnected from operational realities.

Additionally, the expectation is that our on-site teams are the heartbeat of our communities and play a vital role in both the resident and prospect experience. -Turnover at Beacon remains below the industry average, with many transitions coming from internal promotions and career advancement opportunities. Our facilities and capital projects are supported by a dedicated corporate facilities team and regional leadership and we strive to hire top talent with the skills and leadership to handle those responsibilities effectively. -Recognition and development are key cornerstones of our culture. Our corporate support teams work diligently to celebrate employee milestones, host engaging events, and strengthen company culture through numerous Associate Appreciation initiatives. Beyond these events, we remain focused on day-to-day engagement by offering ongoing training opportunities and valuing the ideas and input of our on-site teams. Pros

Great benefits Property site teams Amazing marketing team that has a knack for painting beacon in the most positive light.

Cons

Micromanagement of things that do not drive performance, but check the boxes so reports look good. There are so many platforms that you have to use that you end up working much harder, not smarter. There are not enough hours in the day between all of the manual tasks and audits to get everything accomplished and there is a huge disconnect from senior leadership about what it takes to successfully manage a property. Lack of support and leadership by fear and intimidation. Decisions are made in a vacuum, and the people impacted by these decisions are not consulted or made aware of until after decisions have been made. It is very difficult to get purchase orders approved, and the purchasing department is equally as bad on the micromanagement front. You have to jump through so many hoops just to do your job. And, operational decisions are made by people who have never operated a property. Very few people in the company have a voice and senior leadership sees no issue skipping over the chain of command. If you are considering working for Beacon Management, do your homework and talk to people who work there before you say yes.
