Connections, references, ability, personality, chemistry between you and the principal. Experience in project management and real-estate but will train the right person for the job. Likes interesting people and experiences and a real ability to contribute to the built environment. Very supportive person, pillar of the community. A good guy.

I knew my boss for 10 years, he did not ask me any questions except how much I wanted to be paid. He just basically told me what the job entails, what he expected from me and asked me when I could start.
