Pros

Very fast ramp-up time, which means agents are making deals as soon as they can handle it. Management is helpful and wants to ensure you are comfortable handling all aspects of deals. Great place to learn a great amount of different skills and develop your network.

Cons

Hours are flexible, but that just means that no one will force you to be at your desk at a given time. If you want to be a successful agent and make a high income, 40 hour work weeks are the norm, in the summer a little more depending on how you manage your day.

Pros

You are in many ways working for yourself. You set your own schedule and you can work as much or as little as you want. You can take a month off if you want (and many people do!). You are not chained to a desk. Much of your day you spend driving around town showing apartments and if you want to stop to run some errands along the way, go to the gym, or meet a friend for lunch, that is absolutely fine. There is no ceiling on how much money you can make. If you work hard, the sky is the limit. And surprisingly, the people at this company are nice and supportive. I thought that at a rental company people would be competitive and unfriendly, but it was the exact office. There was a real sense of community in the office and people would go out of their way to help each other out.

Cons

One of the best things about the job is that you are technically an independent contractor rather than an employee so you have a lot of freedom. That also means, however, that you have absolutely no benefits. On top of that, you work 100% on commission so if you do well, it can be great because there is no limit, but everyone has the occasional bad month, and you could go home with nothing. If you are willing to put in the time though (especially in the summer when most people want to come in 6-7 days/wk) and you have basic people skills, most people can earn at least $60,000-$90,000 annually taking more than a month of vacation time during the off-season (fall/winter). A few agents earn more but they work very hard year round.
